Getting the Highest Price for Your Home:
Curb appeal is key and could make a difference whether people stop and take notice, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. They will also remember your home easier over the other houses they were looking at as well. We have compiled some ideas to present your home in the most effective manner.
- Title Insurance will show evidence of clear title in the amount of the purchase price. The cost of Title Insurance is borne by the Seller. As a courtesy, we can provide you with a schedule of prices from any title company to give you a better idea of what your costs might be.
- State transfer tax is the charge that you'll pay for the privilege of selling your home in Wisconsin. In Wisconsin the State Transfer tax is $3 for every $1,000 of the purchase price. Other Buyer Credits include real estate taxes for the prior year and depending on when you close will determine the prorated amount. The prorated tax amount appears as a credit to the buyer on the closing and HUD Statement.
- FHA fees and costs are all fees are now negotiable between an FHA buyer and seller (if applicable).
- Home inspections fees are rarely paid for by the Seller unless the Seller elects to have a home inspection on their home BEFORE placing it on the market. Other testing that the Buyer might want done, including radon, are a Buyer's expense.
- Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
